Why Sydney rents are slowing

Affordability has hit a ceiling. Cotality's research director Tim Lawless said rental growth over the past five years "has stretched rental affordability to the worst levels on record". Domain's chief residential economist Nicola Powell said tenants "just aren't able to absorb further rent increases, limiting how much higher rents can actually go".

Renters are sharing more. Cotality links the rise in vacancies to renters forming larger households to manage costs. Sydney's vacancy rate of 2.3% is now the second highest of the capitals, behind Hobart.

The top end is moving on its own. Domain found Dover Heights house rents up nearly 30% in a year to $3,500 a week, even as the wider Eastern Suburbs North area fell 3.6% over the quarter. Prestige rentals respond to a small number of homes and tenants, so they can move against the city trend.

Supply may tighten again. Under the May federal budget, investors who buy an established property after 12 May 2026 won't be able to negatively gear it against their salary from 1 July 2027, and the capital gains discount is being cut back (ATO). Fewer investors buying established homes could mean fewer rentals over time.

What it means for tenants

More vacancies give tenants a little more choice than a year ago, especially in mid-priced units. Good homes in good locations still lease quickly. A tenant with a complete application, a clear brief and someone inspecting on their behalf is in a stronger position than one who starts the search the week their lease ends.

At the top end, softer conditions and a few overpriced listings mean the asking rent is often negotiable. Knowing what comparable homes actually lease for makes the difference.

Your rights as a renter in NSW

  • No rent bidding by agents. Landlords and agents must advertise a fixed rent and cannot invite offers above it. Tenants may offer more voluntarily (NSW Government).
  • Rent increases are capped at once a year. Since 31 October 2024, rent can be increased only once every 12 months, for all lease types.
  • No more no-grounds evictions. Since 19 May 2025, NSW landlords need a valid reason to end a tenancy.
  • Fairer applications are coming. A standard rental application form and limits on the information agents can ask for passed Parliament in September and are expected to start in early 2027 (NSW Government).
